Most of what we fix on maintenance visits costs almost nothing at the time: a lifted shingle after a windstorm, a cracked pipe-boot seal, a valley packed with leaves, a downspout dumping against the foundation. Left alone, each one has a five-figure ending. Deck rot, interior water damage and mold do not announce themselves until the repair is a renovation.
